leasing in Tonga

Hi everyone,
I have just seen on 4321property.com and southpacificrealestate.to very cheap land lots for lease below $10000.
The lots are around 1/4 acre and located in Vava'u. Lease period 99 yrs and monthly payments between $35 to $88.
Does anyone know if this are real and what are the risks? thanks
